Terms of Service

These terms apply to all services of HIVE Business Center at i-Rise Tower, Barsha Heights (TECOM), Dubai. Please read them carefully.
1. Acceptance of these terms
These Terms of Service (the “Terms”) govern your use of HIVE Business Center (“HIVE”, “we”, “us”), located at i-Rise Tower, Barsha Heights (TECOM), Dubai, United Arab Emirates, and operated under Deluxe Homes Group [licence details to be added]. By visiting our premises, creating an account, submitting an enquiry, making a booking, or purchasing any service from us, you agree to be bound by these Terms. If you use our services on behalf of a company, you confirm that you are authorised to accept these Terms for that company.
If you do not agree with these Terms, please do not use our services.
2. Our services
HIVE provides serviced workspace and business-support services, including private and team offices, dedicated desks, day offices, meeting rooms, virtual office / business-address services, and facilitation of UAE company setup.
Workspace agreements at HIVE are service licences, not leases. Except where expressly stated in a separate written agreement, a HIVE licence does not create a tenancy, does not grant you any real-estate or property interest, and is not registered under the Ejari system. You receive a personal, non-exclusive right to use the designated workspace and shared facilities in accordance with these Terms and your service agreement.
Company-setup facilitation: HIVE assists with preparing and submitting applications to UAE free zones and mainland authorities. We act as a facilitator only. Licence and visa decisions are made solely by the relevant government authority or free zone. Government, free-zone, immigration and other official fees are third-party charges, are set by the relevant authority, and may change without notice; any figures we quote for such fees are indicative until confirmed in a written quotation.
3. Bookings, holds and payment
All prices are quoted in UAE Dirhams (AED). UAE Value Added Tax (currently 5%) applies to our services and is shown at checkout or in your quotation.
Bookings for day offices and meeting rooms are confirmed only once payment (or an agreed hold) is completed. An unpaid hold or reservation expires automatically at the time stated when the hold was created; after expiry the space is released for other customers without further notice.
Certain services (for example office licences or setup packages) may require a security deposit or advance payment as set out in your agreement or quotation. Deposits are refundable subject to the terms of that agreement, less any amounts owed to us.
Card payments are processed by our third-party payment provider. We do not store your full card details. Invoices are payable by the due date stated on them; we may suspend services for accounts with overdue balances.
4. Cancellations and changes
Meeting-room and day-office bookings may be cancelled or rescheduled in accordance with the cancellation window shown at the time of booking. Cancellations made within the permitted window are refunded or credited; late cancellations and no-shows may be charged in full.
Office licences and membership plans may be terminated in accordance with the notice period in your service agreement. Fees already paid for the current billing period are non-refundable unless your agreement states otherwise.
Company-setup engagements: work already performed and third-party fees already paid to authorities are non-refundable once submitted, even if an application is rejected or withdrawn.
5. House rules and acceptable use
You agree to use HIVE premises and services lawfully, considerately, and only for ordinary office and business purposes. In particular you must not:
- use the premises for any illegal activity or any activity that requires a licence you do not hold;
- cause noise, odours or behaviour that disturbs other customers;
- exceed the stated capacity of any office or meeting room;
- smoke or vape anywhere inside the building except in designated areas;
- make alterations to the premises, or affix signage, without our written consent;
- use HIVE's address or facilities for any misleading, fraudulent or unlicensed activity;
- interfere with, or attempt to gain unauthorised access to, our IT network, door systems or the accounts of others.
6. Access credentials
Access PINs, QR codes, key cards and account credentials issued to you are personal and non-transferable. You must not share them or allow others to enter the premises with them. You are responsible for activity carried out with your credentials and must notify us immediately if a credential is lost, stolen or compromised so it can be deactivated. We may deactivate credentials at the end of your booking or agreement, or where these Terms are breached.
7. Liability
We provide the premises and services with reasonable skill and care. To the maximum extent permitted by UAE law: (a) we are not liable for indirect or consequential losses, loss of profit, loss of business, or loss of data; (b) we are not liable for temporary interruptions to utilities, internet connectivity, air conditioning, lifts or building services that are outside our reasonable control; and (c) our total aggregate liability to you in connection with any service is limited to the fees you paid to us for that service in the three (3) months preceding the event giving rise to the claim.
Nothing in these Terms excludes or limits liability that cannot be excluded under applicable law, including liability for death or personal injury caused by our negligence, or for fraud.
8. Personal belongings
You are responsible for your own property and that of your visitors while on the premises. We recommend that you do not leave valuables unattended and that you maintain your own insurance for equipment kept at HIVE. Items left behind after the end of a booking or agreement may be stored for a reasonable period and then disposed of if unclaimed, and reasonable storage costs may be charged.
9. Mail and courier handling
Where your plan includes mail handling or a business address, we will receive ordinary mail and courier deliveries on your behalf during business hours and notify you or hold them for collection as agreed. We are not responsible for the contents of items received, do not accept dangerous or unlawful items, and may refuse oversized deliveries. Uncollected mail may be returned to sender or disposed of after a reasonable holding period following the end of your service.
10. Suspension and termination
We may suspend or terminate your booking, membership or service, with immediate effect where reasonably necessary, if you materially breach these Terms or your service agreement, fail to pay amounts when due, misuse access credentials or our address, or use the premises unlawfully or in a way that endangers or seriously disturbs others. Where practical we will give you notice and an opportunity to remedy the breach first. Termination does not release you from amounts already owed.
11. Governing law and jurisdiction
These Terms, and any dispute or claim arising out of or in connection with them or our services, are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai as applied in Dubai. The courts of Dubai have exclusive jurisdiction, without prejudice to any mandatory dispute-resolution forum prescribed by applicable law.
12. Changes to these terms
We may update these Terms from time to time, for example to reflect changes in our services or in applicable law. The current version will always be published on this page with its “last updated” date. Material changes affecting active agreements will be notified to you in advance where required. Continued use of our services after a change takes effect constitutes acceptance of the updated Terms.
